Roof repair

Find the leak, not just the stain

Water runs along the deck before it drips. So we follow the stain uphill, from the attic, until we find where it got in.

  • A written note of what we found and where

  • The repair priced on its own, and next to a replacement if the roof is near its end

  • Tarping, if water is coming in and the weather will not wait

Where leaks start

Six usual suspects

  • Flashing

Metal at chimneys, walls and valleys that has lifted or rusted.

  • Vent boots

The rubber collar around a pipe cracks in the sun.

  • Worn shingles

Curled, split or bare patches that no longer shed water.

  • Nail pops

A nail backing out lifts the shingle above it.

  • Backed-up gutters

Water that can't leave the edge goes under the first row.

  • Attic condensation

Damp air meeting a cold deck can look just like a leak.
