The estimate

An attic check, then one page with the number

Dalila visits the house, goes up in the attic and walks the roof. A few days later you get a written estimate with each item on its own line.

  • Roof, attic and gutters on the same page

  • The price per sheet for any wood we might replace

  • The workmanship warranty terms, in writing

How pricing works

No price in the ad. Here is how it is made.

We do not print prices on this site, because no two attics are alike. We do print how the number gets built.

  • What decides the price

A roof is priced from what is on it and under it. Every job gets its own number.

    • The size and pitch of the roof

    • Layers to tear off, and what is under them

    • The material, and the vents, flashing and gutters that go with it

    • The shape of the attic: vents, baffles and insulation depth

  • What the estimate includes

A written list you can lay beside any other quote. If it is not on the list, it is not in the price.

    • Included: tear-off, disposal and cleanup

    • Included: underlayment, flashing, vents and ridge

    • Extra: rotten decking, priced per sheet in the estimate

    • Extra: chimney masonry and skylights

  • What happens at the visit

Dalila walks the roof if it is safe, then goes up into the attic with a light and a tape measure. You are welcome to come along. If a visit has a fee, we tell you when you book, before anyone comes.

  • After hours

We are not on call overnight. Messages and texts left after 4 p.m. are answered by 7 the next business morning. If water is coming in, say so and leave your address; the first crew free puts a tarp on, and we tell you the rate before the crew leaves.

  • When you get the number

Before any work starts, in writing, as one price for the work listed. If we open the roof and find rotten decking, the price per sheet is already in your estimate, so the only thing that can change is how many sheets.

From call to follow-up

Six steps

  1. 01

You call or send the form

Xiomara asks about the roof, the attic and the house, and books a time.

  2. 02

    The visit

Dalila goes up in the attic first, then the roof if it is safe.

  3. 03

    The estimate

Written, itemized and sent to you to read at your own pace.

  4. 04

    Your questions

Call, text or sit down with Dalila. Compare it to other quotes if you like.

  5. 05

    The work

A start date, a crew and a plan for rain.

  6. 06

    The follow-up

A call after the first rain to ask how it is holding.

About the estimate

Does the visit cost anything?

If a visit has a fee, we say so when you book and before anyone comes. If you go ahead with the work, we tell you whether it is credited to the job.

Can the number change?

Only if the job changes, and only after you agree to it in writing. The price per sheet of decking is already in the estimate.
